    Fees will be refunded if cancellation or change resulting in a refund is received in writing no later than 3 days before the online class. After that date, fees are non-refundable. Substitutions are allowed at no charge. 


    Continuing Education Credits are Available


    1.5 credit hours cost $15.00.

    Understanding Section 8 Rules, Laws, and Best Practices


    Course Description:

    Section 8, also known as the Housing Choice Voucher Program, is a federal initiative designed to assist low-income families, the elderly, and the disabled in affording safe and sanitary housing in the private market. This class provides a comprehensive overview of Section 8, focusing on its benefits for landlords, the application process, and best practices for compliance.

    Learning Objectives:

    • Overview of Section 8 and key terms

    • Landlord advantages and expectations

    • Application/approval process for landlords and tenants

    • Compliance best practices (inspections, paperwork, lease/rent rules)

    • Give landlords a clear playbook to accept vouchers confidently, stay compliant. Run stable and profitable rentals within the program.

    EVICTION 101

     Protect your assets and reputation with strategies that are compliant, practical, and proven. Learn exactly how to manage real-world issues—professionally, legally, and with confidence.


    Course Description:

    This class covers the eviction process step-by-step, including:

    • Document prep and filing
    • Process service
    • First appearance
    • Stipulated agreements
    • Special requests
    • Trial overview
    • Restitution
    • Sheriff lockout
    • Abandoned property


    Learning Objectives:

    By the end of this course, participants will know how to prepare complete eviction pleadings - file cases correctly by calculating deadlines and tracking status, and legally serve notices and court papers using approved methods with defensible proof of service.

    Participants will be able to negotiate and draft enforceable stipulated agreements that set clear performance terms, payment schedules, move-out dates, and default consequences; prepare for trial by organizing exhibits and witnesses, anticipating defenses, and presenting concise, element-focused arguments; and obtain and enforce judgment by completing the Notice of Restitution, coordinating with the court and Sheriff, paying fees, observing waiting periods, and lawfully scheduling and conducting the Sheriff lockout.

    Participants will also learn post-possession steps, maintain compliant records at each stage to reduce risk and support appeals or collections, and consistently apply ethical and fair-housing considerations in line with applicable landlord-tenant laws and court rules.
