Course Description:
This class will be a review of the move out process from inspection to assessing tenant damages vs. normal wear & tear, completing the accounting and serving the deposit refund or invoice.
Navigating the move-out process can be challenging for both landlords or tenants.
This webinar provides essential insights into managing move-out inspections, handling tenant charges, and ensuring compliance with regulations.
Learning Objectives
- Identify the key steps in the move-out process from notice to final disposition.
- Conduct a compliant move-out inspection using a consistent checklist and documented procedures.
- Distinguish normal wear and tear from tenant-caused damage using real-world examples and best practices.
- Collect and organize supporting documentation (photos, notes, receipts, bids, invoices, timelines) to justify charges.
- Calculate tenant charges accurately, including repairs, cleaning, and other allowable costs.
- Complete security deposit accounting clearly and correctly, including itemized statements.
- Prepare and properly serve the security deposit refund and/or invoice within required timelines.
- Communicate move-out results professionally to reduce disputes and increase cooperation.
- Apply risk-reduction strategies to strengthen defensibility if a deposit dispute arises.
- Use standardized forms and templates to ensure consistency, compliance, and efficiency.
